How to Prevent Guests From Damaging Your Short Term Rental
If you've been hosting for any length of time, you've probably experienced that sinking feeling. Maybe a guest stained your sofa, broke a lamp, scratched the floors, or left your property looking like it hosted both the bachelor and bachlorette party!
The truth is, most guests aren't intentionally trying to damage your home. Accidents happen though, and unfortunately, some guests just don’t treat a rental property the same way they would treat their own home.
While there's no way to eliminate risk completely, there are a handful things you can do to help prevent damage:
First Set Clear House Rules
One of the biggest mistakes hosts make is assuming guests know what is expected of them. I recommend to include a quick list of house rules in your check-in instructions!
Your house rules should clearly cover:
Maximum occupancy
Visitor policies
Smoking restrictions
Pet policies
Quiet hours
Not allowing any gatherings/events
Guests are much more likely to follow expectations when those expectations are clearly communicated before they arrive.
* A quick note: notice I say “gatherings/events,” and not “parties.” That is because some guests will try to agrue their party isn’t an actual “party.” It is best to use an all encompassing word like “gatherings.”
Invest in Durable Furniture and Decor
This is optional. If you choose to go the Ikea or Amazon route, that is fine. Just be prepared for making repairs more than usual due to wear and tear. (Especially living room and dining room furniture where big groups gather consistently.)
When furnishing your property, consider choosing:
Performance fabrics
Durable dining chairs
Durable couches
Easy to clean rugs
Replaceable decor items
Save the expensive heirlooms and delicate decorations for your personal residence. I cannot emphasive this enough. Do not put anything you are attached into at your short term rental! I highly recommend buying secondhand furniture!
Screen Guests Carefully
This is the biggest way to prevent damage and bad guests in general. Not every booking is a good booking.
Pay attention to:
Previous reviews
Incomplete profiles
Guests who avoid answering questions
Requests that seem unusual or vague
If something feels off, trust your instincts. A few empty nights are often less expensive than a major repair bill.
Use Exterior Security Cameras
Exterior cameras can help deter unauthorized parties, extra guests, and other activities that often lead to property damage.
Be sure to:
Follow local laws
Disclose cameras in your listing
Never place cameras inside the home
Many hosts find that simply having visible exterior cameras helps encourage responsible behavior.
* I do highly recommend a noise monitor as well!
Build a Relationship With Your Cleaner
Your cleaners are the eyes and ears of your home.
A great cleaner can help identify:
New stains
Missing items
Broken furniture
Maintenance issues
Signs of unauthorized guests or parties
Signs of unauthorized pets
Keep Up With Maintenance
Guests are more likely to respect a property that appears well maintained. Do you ever notice that bathrooms at a high end restaurant, people leave the bathroom cleaner vs a bathroom at a fast food joint or gas station? That’s because people tend to treat nicer things nicer!
Fix small issues quickly, including:
Loose handles
Broken blinds
Scuffed walls
Damaged furniture
Worn linens
Stained towels
A property that feels neglected often encourages guests to be less careful.
Require a Security Deposit(optional)
I have a conflicting opinions about security deposits. It does sometimes rub guests the wrong way that a deposit is required but I do find that it does help prevent damage!
Even when deposits are rarely used, guests tend to be more mindful when they know they may be financially responsible for damages.
The Goal Isn't Perfection
Every host will deal with some level of wear and tear. It's a natural part of having a short term rental.
The goal isn't to prevent every scratch, stain, or broken coffee mug. The goal is to create systems that minimize risk while still providing a welcoming experience for your guests.
The most successful hosts understand that protecting a property starts long before check in. With clear expectations, smart preventative measures, and a little common sense, you can reduce costly damage and keep your rental running smoothly for years to come.
